Responsibilities:
Oversee the day-to-day operations of a portfolio of commercial properties, ensuring properties are well-maintained, financially sound, and operating efficiently.
Develop and manage annual budgets, monitor financial performance, analyze variances, and implement strategies to maximize revenue and control expenses. Prepare and present financial reports to senior management.
Oversee leasing activities, including marketing available space, negotiating lease terms, and ensuring tenant retention. Foster positive relationships with tenants and address tenant concerns promptly and professionally.
Recruit, hire, train, supervise, and mentor property managers and other on-site staff. Provide leadership and guidance to ensure team members are meeting performance expectations and achieving property goals.
Ensure properties are maintained to a high standard, overseeing maintenance, repairs, capital improvements, and vendor management. Implement and enforce property policies and procedures.
Ensure compliance with all applicable laws, regulations, and safety standards. Mitigate risk and protect the company's assets.
Identify and pursue opportunities for portfolio growth through acquisitions or new business opportunities.
Provide regular updates and reports to senior management on property performance, market trends, and operational issues.
Working hours: 8:00 AM - 5:00 PM

Qualifications:
Bachelor's degree in business administration, real estate, or a related field.
Minimum 7+ years of progressive experience in commercial property management, with a proven track record of success.
Valid Texas real estate license.
Strong understanding of legal and regulatory requirements related to commercial property management.
Ability to travel within the region.
Excellent organizational and time management skills.
Strong financial acumen, including budgeting, financial analysis, and reporting.
Excellent leadership, communication, and interpersonal skills.
In-depth knowledge of commercial real estate leasing, property operations, and maintenance.
Ability to negotiate leases and contracts effectively.
Proficiency in property management software.
Strong problem-solving and decision-making skills.
