Tenant Communications:
-Provide excellent tenant service by addressing requests and problems with urgency.
-Execute new tenant and move-out procedures, including the transfer of utilities, keys, and signage -updates.
-Collaborate with the Property Administrator to maintain updated tenant contact information.
Property Maintenance:
-Conduct periodic inspections of the property.
-Manage vendors for services such as landscaping, janitorial, parking lot repairs, HVAC maintenance, and common area upkeep.
-Procure bids for repairs over $5,000 and coordinate the approval process.
Vacant Property Readiness:
-Oversee routine maintenance and preparation of vacant properties for showings.
-Coordinate with Leasing to provide information on the status of property systems (e.g., HVAC, electrical).
Property Accounting & Reconciliation:
-Oversee monthly rent collections and address overdue payments.
-Prepare information for legal counsel in cases of tenant defaults.
-Approve invoices and ensure proper coding and timely payments.
-Prepare annual budgets and projections for Common Area Maintenance (CAM) and operating expenses.
Miscellaneous:
-Assist in risk management by ensuring proper insurance is in place for properties, tenants, and contractors.
-Work with the Leasing team on renewals and other tenant communications as needed.

-Reliable transportation and a valid driver?s license.
